Rent Control and Rent Stabilization laws are a complicated maze of statutes favoring the tenant and present obstacles for owners or managing agents. Luxury decontrol is a hot-button issue in New York, as it is a legislatively created mechanism that removes apartments from the protections of the Rent Stabilization law. Essentially, they become part of the free market. Landlords benefit from this because they no longer have to determine rent within a legal framework. Rent can be increased on an annual basis and there is a greater freedom of choice of tenants for the landlord. Our firm has helped owners maximize profits through its pioneering work in this area.
